The challenge
Water had entered the exterior wall assembly beneath an upper covered deck or balcony. Once the wall was evaluated, concealed moisture and visible microbial growth were found in affected materials.
The restoration plan needed to control dust and airborne material, remove damaged porous components, dry the remaining structure and prepare the home for a coordinated build-back.

The work area was isolated before affected drywall and insulation were removed under a controlled mitigation scope.
HEPA filtration, negative-air control, air movement and LGR dehumidification supported detailed cleaning and structural drying.
Once affected assemblies were opened and drying was underway, the scope continued into insulation, drywall, finishes, trim and related repairs.
